Our Charges

Our referencing is £90.00 inc VAT per person.

 

No other fees apply.

 

 

The Process

  • Find a property you like.
  • Secure with £100.00 holding deposit.
  • Complete referencing.
  • Confirm moving in date.
  • Transfer remaining deposit and first months rent.
  • Sign tenancy agreement and receive keys.
  • Move into you new home.
  • Check inventory and return within two weeks.

Deposit Protection Scheme

If we manage a property we lodge all deposits with the Deposit Protection Scheme (DPS).

 

If your Landlord manages the property they will have lodged the deposit in accordance with current legislation, please check with your Landlord which scheme they are using.

Property Redress Scheme

We are members of the Property Redress Scheme (PRS) and have a robust complaints process.

Report an Issue

Please contact us on 07403 131 171 and follow up via email, so we can asses the priority of the issue and organise for the right qualified contractors to attend.

Request a Reference

We are more than happy to provide all tenants current and old with a reference, however we reserve the right not to answer any questions that we can not give a positive answer to.

Notice to Quit

Notices can only be accepted in writting and must give at least one calendar months notice to vacate, if this is part way through a rental month then we will advise you in writing of your rental payment for the part month period that you are occupying the property, your Deposit can not be used to cover this.

 

We will send you in writing vacation instructions regarding your obligations in handing the property back to us, this will ensure that there are no misunderstandings and that your deposit is returned to you in full and without delay.

 

Please note, your legal obligation for Council Tax, GAS, Electric and Water charges do not end until your agreed vacation date, all keys, fobs, prepayment keys and cards must be returned to us on or before your agreed vacation date. Any debt is required to be settled in full before the return of your deposit.

 

Energy Performance Certificates

Every Rental Property by Law has to have an Energy Perfomance Certificate, this gives you the potential Tenant information relating to the Energy Performance of the property that you maybe considering renting.

 

The certificate is valid for 10 years, you can check if the property you are think about renting has a valid certificate by performing a free search on the EPC Register website by clicking on the button below:

GAS Safety Checks

Every Rental Property by Law has to have an GAS Safety Check annually if GAS is present in the property, this gives you the potential Tenant assurance that all GAS appliances are safe.

 

The certificate is valid for 1 year.

Electrical Certificates

Currently it is not law for Rental Properties to have a electrical test, there are currently two levels of testing which we do encourge our Landlords to consider.

 

PAT testing may be performed on electrical items, such as kettle, toaster.

 

Fixed wiring testing, which test the condition of the hard wiring within a property, certificates last for 5 years.

 

 

 

Refuse Waste

Within the Plymouth boundary Refuse collection is managed by Plymouth City Council.

Council Tax

Every Property by Law has someone responsible for paying Council Tax.

 

Usually this is the responsiblity of the Tenant unless stated on your Tenancy Agreement.

Housing Benefit

You may be entitled to Housing benefit at the start of your tenancy, or during your tenancy.

 

It is your responsibility to ensure that your rent is paid each month in full and on time, failure to do so could result in a Legal Notice Seaking Possession of your home, we advise you contact your Landlord or Letting Agent to advise of any change in circumstance to avoid any such Possession orders.
